AboutServicesRoof replacementA full re-roof priced as one fixed figure before we lift a tile, carried out by the same three-man team from strip-out to final clear-up, and guaranteed for 25 years on workmanship. You get a dry, finished roof and a price that does not move.Flat roofingThree-layer torch-on felt systems fitted by roofers who lay them week in, week out, with the falls, upstands and detailing that decide whether a flat roof drains or ponds. Fixed price agreed first, hot-works insured, 25-year workmanship guarantee.Roof repairsFrom a single slipped tile to a leak nobody else has found, we diagnose the cause instead of sealing the symptom, then fix it for a fixed price agreed before we start. Contactable 24 hours a day when it can't wait.Lead workThe junctions are where roofs leak, and lead is what stops them. Code-appropriate flashings, valleys, chimney lead and lead flat roofs, cut in and dressed on site, not sealed over with mastic. Fixed price agreed first.Chimney workStacks take more weather than any other part of the roof and get looked at least. We repair, repoint, re-flaunch and re-lead them, or take them down and make good, for one fixed price agreed before we start.RepointingRidges, verges, stacks and brickwork raked out and pointed in the right mortar, not skimmed over the top. It's the cheapest work on the roof and the work that prevents the most expensive damage.GutteringOverflowing, sagging or split guttering puts water down the elevation instead of into the drain, and stained brickwork is the cheapest thing it damages. Replacement, repairs and downpipes at a fixed price agreed first.Fascias & soffitsThe roofline is where the roof, the gutter and the wall all meet, and where rot, wasps and wind-driven rain all get in when it fails. Renewed properly, with ventilation designed in, at a fixed price agreed first.Roof surveysA roofer's verdict in writing on what the roof is actually doing: what has failed, what is about to, and what it will realistically cost. A paid service, separate from our free quotes, so the report answers to you and nothing else.Small building workThe brickwork, making good and general building jobs that sit alongside a roof, handled by the same team, on the same scaffold, under the same fixed price. No second trade to chase, no gap between who does what.

The service

## What a full roof replacement actually involves
A roof replacement means taking the covering back to the rafters and rebuilding it properly: stripping the old tiles or slates, removing failed felt and battens, checking the timbers underneath, then laying new breathable membrane, new treated battens and a new covering, with fresh leadwork, ridges and verges to finish. It is not a patch-up and it is not a cosmetic job; it is the point at which a roof stops being maintained and starts again.

Most homeowners in West Sussex reach this point for one of three reasons. The roof has simply run out of life and is shedding tiles or slates faster than they can be replaced. The felt underneath has perished, so water that gets past the covering has nothing to stop it. Or repairs have stacked up to the point where spending again on the same roof stops making financial sense.

Professional help matters here because almost everything that goes wrong with a re-roof is hidden by the time the scaffold comes down. Batten gauge, nail specification, membrane laps, ventilation at the eaves and ridge, how the lead is dressed into the abutments, none of it is visible from the ground, and all of it decides whether the roof lasts three decades or leaks in three winters. We quote what the roof needs, tell you plainly what it does not need, and put the whole job in writing before starting.

-
### Who it's for
Homeowners, landlords and commercial property owners with a covering that is past repair, or anyone buying a property where a survey has flagged the roof.

-
### When it's needed
Repeated leaks in different places, widespread slipped or delaminating tiles, sagging lines, perished felt visible at the eaves, or a roof simply at the end of its service life.

-
### What you get
New membrane, new treated battens, new covering, renewed leadwork and roofline detailing, site cleared, and 25 years of workmanship guarantee behind it.

What it costs to leave it

## A tired roof does not stay a roof problem for long
Once the covering and the felt beneath it have failed, water is inside the building envelope every time it rains. The roof is the cheapest part of that story to put right, everything it damages on the way down costs more.

-
### Rot in the structure
Persistent damp gets into rafters, wall plates and battens. Timber repairs, and sometimes structural work, land on top of the re-roof you were already going to pay for.

-
### Ruined insulation and ceilings
Wet loft insulation stops insulating and stays wet. Plasterboard stains, then sags, then comes down, and decoration follows it.

-
### Damp, mould and cold rooms
Water tracking down cavities and internal walls shows up as black mould and rising heating bills long before anyone connects it to the roof.

-
### Sales and insurance problems
A surveyor's report on a failing roof stalls sales and gets used to knock money off. Escape-of-water and storm claims get harder to argue when the covering was already at end of life.

### Common mistakes

- Paying for another round of spot repairs on a covering that has already failed as a whole, good money spread over a roof that needs replacing.
- Accepting a day-rate arrangement, where the total is unknown until the work stops.
- Re-using old battens or laying new tiles over perished felt to save a day's labour.
- Letting a roof be quoted from the pavement, without anyone getting up to look at the felt, timbers and abutments.
- Choosing a covering the roof structure was never designed to carry, particularly when swapping lightweight slate for concrete tile.

Our process

## How the job runs, step by step
01
### Free inspection
We come out, get up to the roof and look at the covering, felt, battens, leadwork and timbers, not just the elevation you can see from the road. It costs nothing.

02
### Diagnosis and options
You get a plain explanation of what has failed and why, plus the realistic options: full replacement, one elevation, or repair if the roof genuinely still has life in it.

03
### Fixed price agreed
One written figure for the whole job, covering scaffold, strip-out, materials, labour and waste removal. No day rates, so the number you accept is the number you pay.

04
### Strip and prepare
Old covering, felt and battens come off and go straight into the skip. Timbers are checked, any defects are shown to you before they are covered up, and the deck is made ready.

05
### Re-roof and detail
Breathable membrane, new treated battens at the correct gauge, then the new covering, with leadwork, ridges, verges and eaves ventilation detailed as we go.

06
### Check, clear and guarantee
We walk the roof and the ground, clear the site, run through the finished job with you, and the workmanship is guaranteed for 25 years. Balance is due on completion.

What you get

## The difference it makes

### Decades, not seasons
A correctly specified re-roof with new membrane and battens is a thirty-year-plus decision, not another repair that buys you a winter.

### A price you can plan around
Fixed before we start, in writing. Deposit up front, balance on completion, nothing invented halfway through.

### No hidden shortcuts
Old battens and felt come off. What goes back on is new, and anything we find in the timbers gets shown to you rather than covered over.

### One team, start to finish
Three of us, on your roof until it is done. The person who quoted it is the person laying it, nothing is subbed out.

### Warmer, drier, quieter
New membrane and proper eaves-to-ridge ventilation stop condensation in the loft and keep insulation dry, so it does the job it was bought for.

### £2m public liability cover
£2 million public liability, and a 25-year workmanship guarantee documented for the property.

In detail

## Materials, methods and the variations we fit
Re-roofing in West Sussex covers everything from Victorian natural slate in Brighton and Hove to post-war concrete interlocking tile across Worthing, Crawley and Burgess Hill. The build-up changes with the covering, the pitch and the exposure of the site.

### Coverings we re-roof in
We work in four main coverings, and the choice usually comes down to the existing structure, the character of the street and the budget. Weight matters: a roof designed for natural slate will not always take concrete tile without strengthening, and we will tell you when that is the case rather than loading it up and hoping.

- Concrete interlocking and plain tile
- Clay plain tile and pantile
- Natural slate
- Artificial and fibre-cement slate
- Matched replacements on part re-roofs
- Dry ridge and dry verge systems

### What goes under the covering
The covering is the visible half. Underneath it sits a breathable membrane lapped correctly down the pitch and dressed into the gutter, treated battens fixed at the right gauge for the covering and pitch, and fixings specified for the exposure of the site, coastal roofs at Worthing, Shoreham-by-Sea and Littlehampton see wind loads that inland roofs at Haywards Heath never will.

Ventilation is designed in at the same time. Air needs to enter at the eaves and leave at the ridge, or moisture from the house sits in the loft and condenses on the underside of the roof. Roofs that leak in dry weather are almost always ventilation problems, not covering problems.

### Leadwork, abutments and finishing
A re-roof is only as watertight as its junctions. Chimney stacks, party walls, dormer cheeks, valleys and abutments to render all get code-appropriate lead, cut in and dressed by hand rather than sealed with mastic. We form our own leadwork, so it is detailed to the building rather than to whatever pre-formed part happens to be on the van.

Verges, ridges and hips are finished either bedded and pointed or with dry-fix systems, depending on exposure and what the property suits. Where the old roof had failed ridge bedding, dry-fix removes the recurring maintenance entirely.

### Domestic and commercial differences
Domestic re-roofs are usually pitched, tiled or slated, and run to a household timetable, access, parking, skip placement and keeping the garden usable all matter. We work around them.

Commercial and mixed-use roofs bring larger spans, more plant and services on the roof, and often a mix of pitched and flat areas that need tying together. They also bring hot-works questions, which our insurance covers. Where a commercial building must stay open, we phase the strip so no area is ever left open overnight.

### Situations a re-roof applies to
Not every failing roof needs the whole thing done at once. Part re-roofing a single elevation, a rear extension or an outrigger is common and is priced the same way, one fixed figure, agreed first.

- End-of-life concrete tile roofs from the 1960s–80s
- Perished bitumen felt under otherwise sound slate
- Storm-damaged roofs beyond economic repair
- Pre-sale and post-survey remedial work
- Extensions and outriggers tied into an existing roof
- Landlord and portfolio properties

### Timescales and living with the work
A typical semi-detached re-roof runs to several days on site once the scaffold is up, and a larger detached or commercial roof longer. Weather sets the pace: we never strip more than we can make watertight the same day, so a wet week stretches the programme rather than compromising the work.

Scaffold, skips and access are all set out in the quote so nothing arrives as a surprise cost. We clear as we go and sweep the site at the end of every day, because you still have to live there while the roof is off.

## Roof replacement questions

How much does a roof replacement cost in West Sussex? It depends on the size and pitch of the roof, the covering you choose, scaffold requirements and what we find in the timbers, so we price each roof individually after looking at it. What we can promise is the form of the price: one fixed figure agreed in writing before we start, never a day rate.

How long does a re-roof take?A standard semi-detached house is usually a few days on site after the scaffold goes up; larger detached and commercial roofs take longer. We only ever strip what we can make watertight the same day, so wet weather extends the programme rather than leaving your roof open.

Do I need scaffolding, and is it included?Yes: a full re-roof needs proper edge protection, and the scaffold is written into the fixed price along with skips and waste removal, so there are no separate bills arriving later.

What does the 25-year guarantee cover? Our workmanship on the job. It does not cover storm damage, damage caused by third-party works, or material failure; material failure sits under the manufacturer's own guarantee.

How long should a new roof last?A correctly built tiled or slated roof with new membrane and battens is a multi-decade covering, and natural slate longer again. The parts that shorten that life are the details, fixings, ventilation and leadwork, which is exactly where we spend the time.

Can I replace just one side of the roof?Yes. Part re-roofs of a single elevation, a rear outrigger or an extension are common, and they are quoted the same way as a full replacement: fixed price, agreed first.

Can I change the covering, for example slate to tile?Sometimes, but weight decides it. A structure built for natural slate will not always carry concrete tile without strengthening. We check the timbers at the quote stage and tell you honestly whether the change is sensible.

Do you work on commercial buildings as well as houses?Yes: domestic and commercial. We carry £2 million public liability, and where a building has to stay in use we phase the work so no area is left open.

What happens if you find rotten timbers? We show you before anything is covered up, explain what needs replacing and what does not, and agree the cost with you. Nothing gets hidden under new membrane.

How do I pay, and when?A deposit up front to secure the dates, and the balance on completion, by bank transfer or cash. We do not take card payments at present.

Do you cover emergencies while my roof is being replaced? We are contactable 24 hours a day. A call-out fee applies to emergency and out-of-hours work after 5pm.
