## Torch-on felt, fitted as a system rather than a covering
Flat roofing is what covers extensions, dormers, garages, porches, balconies and most commercial roofs. Ours is built as a three-layer torch-on felt system: a vapour-control or base layer, an intermediate layer, and a mineral-finished cap sheet, each bonded with heat so the roof becomes one continuous waterproof skin rather than sheets sitting next to each other.

It suits anyone with a flat area that leaks, ponds, blisters or has simply aged out, and anyone building an extension who wants the roof over it to outlast the plaster. Flat roofs fail far more often from bad detailing than bad material, so most of the work is in the parts you never see: the falls, the upstands, the drip edges and the junction with the pitched roof or wall alongside.

It is a job worth handing to a roofer rather than a general builder for one blunt reason. Torch-on felt is hot work: an open gas torch, on a timber deck, against your building. We carry £2 million public liability insurance, we prepare and protect the area before a torch is lit, and we build the system to a specification instead of improvising it.

## Flat roofs fail quietly, then all at once
Water sits on a flat roof instead of running off it, so a small defect gets tested continuously rather than briefly. By the time it shows on the ceiling, the deck underneath has usually been wet for months.

Ply and timber decks soak, swell and delaminate. Once that happens the covering is no longer the only thing being replaced, and the price goes up with it.

In detail

## The three-layer system, and where it goes
Flat roofing is a detailing trade. The felt is the easy part; the falls, upstands, outlets and junctions are what keep the room below dry over a lifetime of Sussex weather.

### How the build-up works
The first layer goes down over a prepared deck and controls vapour and movement. The intermediate layer builds thickness and redundancy. The mineral-finished cap sheet takes the UV, the rain and the foot traffic, and is the layer you can see. Each is heat-bonded, with laps run in the direction of the fall so water always crosses a joint the safe way.

Over an unsound deck none of that matters, which is why we check and repair the deck first. New ply, firrings to create or correct the fall, and secure fixing back to the joists all happen before the first roll is unwrapped.

### Upstands, trims and junctions
Where a flat roof meets a wall, a dormer cheek or a pitched roof, the covering has to turn up and be terminated properly. Upstands are carried to a sensible height and finished with lead flashing or a proper termination bar rather than a bead of sealant.

Edges get drip trims and welted detail so rainwater is thrown clear into the gutter instead of tracking back under the covering and into the fascia. Outlets and rainwater pipes are dressed into the membrane, not simply bedded against it.

### Repair or re-cover?
Not every flat roof needs replacing. A localised split, a lifted lap or a failed upstand on an otherwise sound covering can be cut in and repaired, and we will say so rather than sell a whole roof.

Where the mineral finish has weathered away across the roof, blisters have spread, or the deck feels soft underfoot, a re-cover is the honest answer, a repair to a covering that has failed as a whole is money spent twice.

### Residential and commercial differences
On houses, the flat roof is usually small, closely surrounded by other elements, and sits over a room in daily use. The detailing at the junctions matters more than the area of felt, and access is often through a garden.

Commercial flat roofs are larger, carry plant, vents and service penetrations, and often need to stay in use throughout. Every penetration is a potential leak, so each is detailed individually, and work is phased so no section is left unfinished overnight.

### Coastal exposure in Sussex
Roofs at Worthing, Shoreham-by-Sea, Littlehampton, Hove and Brighton take salt-laden wind that inland properties never see. Edges and terminations are where that wind does its work, get them wrong and the covering peels rather than leaks.

We specify fixings and terminations with the exposure of the site in mind, and pay particular attention to verge and drip detailing on exposed elevations.

## Flat roofing questions

How much does a new flat roof cost?It depends on the area, the state of the deck underneath, access and how many upstands and penetrations the roof has. We price each roof after looking at it, and we give you one fixed written figure before starting, never a day rate.

How long does a flat roof take to fit?A garage, porch or small extension roof is often a day or two. Larger or more detailed roofs, and any that need substantial deck replacement, take longer. Torch-on needs dry conditions, so heavy rain moves the date rather than the standard.

How long does torch-on felt last?A properly laid three-layer system with correct falls is a long-term covering, and it stays repairable throughout its life. What shortens it is ponding water, poor upstands and thin build-ups, all things we address at the deck stage.

Is torch-on felt better than a liquid or rubber system?Three-layer torch-on is what we fit day in, day out, and doing one system properly beats dabbling in several. It is proven, cost-effective and locally repairable years later, which matters when a single penetration starts leaking.

Is the hot-works part safe on my house?It is when it is prepared for. We protect the surrounding area, keep the torch away from combustible detail, and carry £2 million public liability insurance.

Can you repair my flat roof instead of replacing it?Often, yes. A localised split, lifted lap or failed upstand on an otherwise sound covering can be cut in and repaired. If the covering has failed across the roof, we will tell you that rather than take money for a patch.

My flat roof holds water after rain, is that a problem?Yes. Ponding means the falls are wrong, and standing water will find every weak point. We correct the falls with firrings at deck level rather than laying new felt over the same puddle.

Can I walk on it?Light maintenance access is fine on a mineral cap sheet. If the roof is a balcony or a regular walkway, tell us at the quote stage so we can specify it as a walk-on area.

Do you fit flat roofs on commercial buildings?Yes. We work on both domestic and commercial roofs, detail around plant and service penetrations, and phase larger jobs so the building stays usable and nothing is left open overnight.

What does the guarantee cover?25 years on our workmanship. It excludes storm damage, damage caused by third-party works and material failure, which sits under the manufacturer's own guarantee.
